Corporate & Relocation Services

  • At Sanbar we know how tedious, time-consuming and downright frustrating property hunting can be. This is where we come in. With a minimum of fuss, we take the strain off your worries. Once we’ve gleaned exactly what your housing requirements are (and if you’re unsure, help to define them), we can discuss possible locations with you, advise on transport links, leisure activities etc, as well as suggest suitable properties for you to consider.

  • Being new to a big city can be daunting, especially if you’ve never been. We at Sanbar offer an orientation service based on your requirements previously defined, and we identify areas meeting your wishes closest and arrange to show you around and view potential properties in the respective regions.

  • Once we have finalised and agreed on your brief, we at Sanbar will contact our network of agents and arrange to take you out and view potential properties that meet your requirements and budget in the identified areas.

Lettings Management

Tenancy Management

  • Having a professionally drawn-up inventory really is an absolute must. It safeguards your rights and provides peace of mind for both landlord and tenant. Our team of specialists will compile detailed inventories, be present at the property to check everything with the tenant when they arrive and be there for the final inventory check when they leave. We also have mid-term checks to make sure that all is well and that the original Matisse you hung above the fireplace is still there.

  • At Sanbar we oversee the check-in and check-out process, documenting the property's condition and inventory at the beginning and end of the tenancy. We handle the return of the deposit, deducting any necessary charges for damages or outstanding rent.

  • Regular property inspections are conducted by Sanbar to assess the condition of the property, identify any maintenance issues, and ensure that tenants are adhering to the terms of the tenancy agreement.

  • Both landlord and tenant have to agree, by law, to the inventory, general condition and cleanliness level at both check-in and check-out. At the end of a tenancy, they then decide what (if any) of the deposit should be retained by the landlord. If an agreement is not reached, then a dispute arises. These are not very nice, but thankfully fairly rare and there is help at hand.

  • At Sanbar we ensure that readings are taken regularly starting at check-in and check-out to ensure all bills are settled by the relevant party. We ensure that all utilities comply with legislation and are maintained to the highest standards.

  • At Sanbar we oversee the maintenance and repair needs of the property. We arrange for routine maintenance, address tenant repair requests, and coordinate repairs with trusted contractors or maintenance personnel. This includes handling emergencies and ensuring the property complies with health and safety regulations.

  • Sanbar offers this crucial service to ensure that the property is delivered in the expected condition and meets quality standards. After a detailed inspection we provide comprehensive reports and will include a follow up inspection to verify that any issues identified have been addressed to the clients satisfaction.

  • At Sanbar we can arrange for the cleaning of your property, be it twice weekly, once weekly or once monthly; we make your property shine. We clean and maintain curtains, upholstery, carpets, offices, communal areas, patios and driveways. At the end of the tenancy, we go into your property and wash and scrub and clean until it looks as bright and sharp as a new penny.

  • At Sandbar, we can gut your property and renovate it entirely or install a new kitchen or bathroom. We always deliver the most exacting standards of design, construction and finish, from initial planning, right through to the sweeping up of the last hint of sawdust. We keep you fully up-to-date on project status and costs along the way.

  • For landlords with multiple properties, Sanbar offer portfolio management services. We provide strategic advice on property investments, market analysis, and help with expanding or optimizing the portfolio.

Property Management

Block Management

  • At Sanbar, handle financial matters related to the property block. This includes collecting service charges, ground rent, and other fees from individual unit owners or leaseholders. We maintain accounting records, prepare budgets, handle financial reporting, and ensure transparency and compliance with financial regulations.

  • At Sanbar we manage the administration of service charges, which are payments made by the unit owners or leaseholders to cover the costs of maintaining and managing the shared areas of the property block. This involves setting and reviewing service charge budgets, issuing invoices, and managing service charge accounts.

  • At Sanbar we personally oversee the maintenance and repairs of the communal areas and shared facilities within the property block. We arrange routine maintenance tasks, such as cleaning, gardening, and common area upkeep. We also handle repairs, including managing contractors, obtaining quotes, and promptly addressing necessary repairs.

  • At Sanbar we ensure that the property block meets all health and safety regulations. We conduct regular inspections to identify and rectify any potential hazards or non-compliance issues. We also coordinate risk assessments, fire safety measures, and other necessary compliance activities.

  • We at Sanbar, arrange appropriate insurance coverage for the property block. This includes buildings insurance to cover the structure of the block and public liability insurance to protect against potential accidents or claims within the communal areas. We handle all insurance claims and ensure compliance with insurance requirements.

  • We at Sanbar, act as a point of contact for residents and manage communication within the property block. We address queries, concerns, and requests from residents and facilitate effective communication channels through organizing residents' meetings, distributing newsletters or updates, and managing a complaints procedure if necessary.

  • In cases where major renovation or improvement works are required for the property block, Sanbar will coordinate these projects. We obtain necessary quotes, manage the tendering process, oversee construction or refurbishment works, and ensure minimal resident disruption.

  • We at Sanbar, assist in resolving disputes between residents or between residents and the management company. We handle complaints and seek amicable resolutions. We can also liaise with legal professionals for dispute resolution or other legal matters if required.

  • We at Sanbar, maintain accurate records and documentation related to the property block. This includes maintaining records of leaseholders, service charge accounts, legal documents, correspondence, and other relevant information.

  • Right To Manage (RTM) allows leaseholders to take control of the management of their residential block. We at Sanbar can assist you from securing the necessary leaseholder support for the RTM, to setting up the company, educating directors on their responsibilities and helping you to pick up the pieces from leaseholder disputes with the previous managing agent.
